Building Implementation Committee (BIC) Report

Regular Session Meeting, October 22, 2007

 

Committee Membership/Attendance:

The Building Implementation Committee has met once with the Architect in October, and produced the all-congregation presentation yesterday following the second worship service.  Congregation attendance was good (90-100) and Ken Hahn described progress to date.

  1. Highlights of the presentation and progress to-date can be summarized as follows:

Roof Project:

    1. Ken described that the roofing project is on schedule, and due to finish in late November.  Leaks into the Sanctuary and minor damage to the drywall ceilings will likely be completely covered by the roofer’s insurance.  Interior repairs should wait until the roofing project is completed.
    2. The church has authorized repair of the glazing panels outside the stained glass panels, to be handled outside the roofing contract from the Building & Grounds budget, but coordinated carefully with the roofing project.  City Glass is scheduled to be on the job October 29th.

North Building Wing:  

    1. The Upper Level of the planned North Wing contains expanded Administrative offices, relocated to provide additional room for expanded Child Care rooms and Restrooms proximity to the Sanctuary).  Also located on this level of the new wing are new Toilet Rooms, Choir Rehearsal space, a Session Meeting Room, Classrooms, and an overflow area for the existing Fellowship Hall.
    2. The Basement is presently indicated as primarily unfinished, with the exception of a connecting corridor from the new north entrance to the north end of the existing lower level hallway, and new Toilet Rooms, containing showers.  The BIC felt it better to arrange for future build-out of this area or completion via donor packages as a way to deal with mismatch between campaign funds and project scope.  The corridors will contain both stairs and handicapped ramps to traverse the small elevation change between the Preschool and the existing lower level classrooms.  The intended occupants for the lower level are additional Classrooms, a large Youth Room and Gathering space.
    3. The new Elevator will be completed on both levels, and will directly access the completed Corridor system.
    4. The new north Entrance will also be served with a vehicle drop off canopy.

Child Care Area:

    1. The expanded Child care area will be substantially larger than the existing space, and significantly more secure; there will be large rooms for both Infants and Toddlers, separated by a reception anteroom and Child/Family restrooms.
    2. The Toilet Rooms located south of the existing Child Care area will be significantly enlarged; the Women’s Toilet Room will allow direct access to the Child Care area, enabling occasional use as a Bride’s dressing room.

Building Exterior:

    1. Five new angled parking spaces are anticipated directly off the circular drive adjacent to the North Wing.
    2. A row of existing parking stalls will be removed against the existing brick retaining wall at the south side of the north lot; to make up for this loss, additional spaces will be paved close to 114th Street in the existing grass area.  There will be a total net gain of 13 stalls.
    3. Existing stalls east of the new drop-off Canopy will be revised to provide additional Handicap stall count.
    4. To save money, the existing northwest parking lot will not be re-paved in this project scope.

Schedule:

m.  The Schedule anticipates construction beginning on the North Wing in April of 2008, and requiring about a year to complete.

  1. Questions were taken from the congregation, both verbally and left behind on   written note cards.  Two verbal questions noted during the presentation and deemed important for further discussion were:
    1. The Discovery Preschool has no hand sinks at heights appropriate to small children.
    2. There are still questions from the congregation regarding the use of a mortgage loan in order to do more work in the first phase.
    3. One questioner wanted to know why only a single doorway was designed accessing the east lawn area.  The exit is not designed primarily for outdoor access, but for emergency exiting; too much exterior access to the Child Care area would also compromise security.
    4. All congregation questions will be compiled for consideration by the BIC at future meetings.
  2. Brad Hubl with Ken Hahn Architects provided a “fly-by” view of the revised project, reflecting revisions to the building exterior made since the Master Plan drawings.
  3. Henry Arms spoke to the group regarding possible donor packages to assist with completion of the lower level.  It is hoped that assisting the congregation with understanding specifically those spaces which have been left for future funding may spark new directed donations.
  4. Mary Ann Pederson is the committee secretary, and has been regularly providing BIC minutes to the church for posting on the Church website.
  5. In addition to the regular BIC Minutes, Session reporting, and the Congregation presentation, a short paragraph has been placed in the Worship Service bulletin for 5 of the last 7 weeks.
  6. To date, I have reviewed for June Fettig only a single invoice from Ken Hahn Architects for the Roofing project, indicating 95% completion, and a single invoice as well for the North Wing design progress.
